COVINGTON COUNTY REAL ESTATE
GOOD NEWS – While most towns and cities in the United States continue to struggle due to the sluggish and troubled economy, Covington County, along with entire state of Alabama, according to Center for Business and Economic Research at the University of AL continues to weather the economic challenges of 2009 better than most states in the US. Real estate appreciation over the past five years in our area has increased at a very slow, but steady rate, which has proven to be the anchor for providing a more stable marketplace. This is in stark contrast to other markets outside AL that saw a big jump in real estate prices over the past 2-3 years and now finding values have plummeted drastically.
Real estate activity in Andalusia area was slower in the first quarter of this year than typical years. However, activity in May and June of 2009 has really picked up and Covington County is ahead of most counties in the State with positive activity – increase in sales and up from same period last year. Inventory of available homes on the market is up slightly from 2008 and more properties competing for a buyer. It is most important today that detail to proper presentation and accurate market pricing of the property not be overlooked or taken for granted.
